Zoning Board · Meeting of August 4, 2026

Lynn's Zoning Board of Appeals approved a restaurant and office conversion at a vacant Wyoma Square hardware store with zero required on-site parking. Attorney AJ Capano, representing owner Javier Acosta, won unanimous approval to turn 312-316 Broadway into a 20-seat eating place and an 809-square-foot office, after Ward 1 Councilor Pete Meaney wrote in support, saying it would "keep this space active in commercial use." The board also granted ADU variances at 11 Campbell Street and confirmed residential use of a 1915 carriage house at 54 Nahant Street, both unanimous. A homeowner on Waverly Street won relief to keep an enclosed carport the building department had flagged as illegal living space, testifying "there's no plumbing" and it is not a bedroom.

Two subdivision cases, at 28 Linwood Road and 40 Walter Street, were continued to September 15 after the board said submitted plans did not match applicants' own zoning compliance tables.
